The AI controller for commercial real estate

Let Komod run your month-end close. You approve every entry.

Komod.ai reads your leases, bank statements and invoices. It matches every payment to your books and drafts the monthly report your owners sign. Every figure shows where it came from. Nothing is posted to QuickBooks until you click approve.

  • Posts to QuickBooks only after you approve
  • Every figure shows the document behind it
  • A permanent record of who approved what

Don't be part of that number. Use Komod.

How it works

CloseInvented portfolioReal screenshot
The Close surface for an invented building, one month mid-close: the conversation in the middle shows the agent's worked-through-steps row, its reply matching a bank line to a landscaping invoice, and a staged posting as a decision card with a Post button; the inspector on the right has the cited lease page open with the controllable-expense cap clause highlighted; the queue rail lists the open approvals.

The Close screen, mid-month. In the middle, the conversation: Komod shows its steps, its answer, and a posting for you to approve. On the right, the inspector, open on the lease page it is quoting. On the left, the list of items waiting for your decision. The building, tenants and figures are invented; the product is exactly as it ships.

  1. AskYou ask in plain English, in the month's own conversation.
  2. ReadKomod reads your leases, invoices and bank statements, and quotes the page each figure came from.
  3. Work outIt matches payments, works out each tenant's share of building costs, and shows every step.
  4. PrepareAny entry for your books is set out as a card with its exact lines. Nothing is posted yet.
  5. ApproveYou click to approve, and only what you saw is posted. The record stays in the conversation.

What you see each month

Your queue of decisions. Your owner report. Your year at a glance.

Komod reads your inbox, your bank feed and your documents, and drafts the report. Anything it is unsure about becomes a question for you. You answer the questions. A figure anywhere opens its source.

  1. The Approvals page: a list of pending cards — an invoice coding card with its account code, amount and vendor fields, a CAM classification card with recoverable and non-recoverable radio buttons per line, and a property-routing question — with the inspector open on the vendor's invoice.

    Your questions to answer

Each card shows what Komod read, the document behind it, and what it needs from you. That might be an account code to confirm, costs to mark as shared with tenants, a building to name, or a lease summary to approve. Review source opens the invoice next to the card.

  2. The Monthly report fold of the Close page: a draft status line with download buttons, then the Executive Summary — beginning and ending cash, total income and expenses, net cash flow, receivables and payables, each card naming its source — then the items requiring attention, each with the document or bank line behind it.

    The monthly owner report

Seven sections an owner can read and sign: summary, cash and account balances, income, expenses, payments and receipts, lease and event calendar, open items. Every figure is a link to the transaction, lease, calculation or document behind it.

  3. The year desk: a building and year chooser, a Continue-the-year panel pointing at the month with cards to decide, and a table of the months with their state — closed, in progress, missing, not started — bank lines, unmatched lines, open cards, report status and last activity.

    The year at a glance

Twelve months of one building. Closed months with a final report, the month in progress with its open questions, months not yet started. Continue takes you to the questions; nothing is approved or posted from here.

What Komod.ai does

The whole month, with the paperwork behind every number.

Komod does the reading, matching and checking, then drafts the report. You make the decisions. Every result shows the evidence it was built from.

Your leases, read cover to cover.

Rent, rent increases, what each tenant pays toward building costs, caps, exclusions, options and amendments — taken from the lease itself. Every term quotes the page it came from. When an amendment changes a term, Komod shows which version applies and why.

  • Lease summary
  • Amendments resolved
  • Page quoted

Shared building costs, split the way each lease says.

Common area maintenance (CAM) is the building's shared upkeep — cleaning, landscaping, taxes, insurance — billed back to tenants. Komod applies each lease's caps and exclusions, works out each tenant's share, and shows the arithmetic line by line.

  • CAM
  • Caps
  • Each tenant's share
  • Year-end tenant bill

Bank activity, matched to your books.

Komod matches every deposit and payment on your bank statement to an invoice, a rent charge or an entry in your books. It says why each one matches. Anything it cannot match goes in the report with the line that caused it.

  • Bank feeds
  • Statements
  • Unmatched items

Invoices, checked and coded.

Each vendor invoice is coded to the right account in your chart of accounts. Komod checks it against that vendor's history and the lease's terms. When it is not sure, it puts the question on a card and waits for your answer. It does not fill in the blank on its own.

  • Vendor history
  • Asks when unsure

Posted to QuickBooks only when you approve.

Every entry for your books is laid out as a card you can read. Your click posts it to QuickBooks Online, or exports it for QuickBooks Desktop. Komod has no other way into your books.

The rules of the close

These are the rules the close runs by.

The four rules below hold on every close.

  • Built in

Nothing is posted to your books without a person approving it.

Every entry Komod proposes is shown to you first as a card. Your click posts exactly the figures you saw. Komod has no other way into your books, and QuickBooks stays your one official set of books.

A preview card, posted only by your click

  • Built in

Every figure in your report shows where it came from.

Each number in the owner report links to the transaction, lease clause, calculation or document behind it. A figure with no source does not appear.

A source link on every report line

  • Built in

The same payment can never be posted twice.

One live post per bank line, and one live QuickBooks entry per transaction. That is a rule of the database itself, not just of the software. A second attempt is refused before it can touch your books.

Enforced by the database, not by a setting

  • Built in

The record of who approved what can never be changed.

Who approved what, when, and on which evidence — written once. The database itself refuses every edit or deletion of that record; the software has no way around it.

A permanent record that can only grow

Komod does the work. You make the decisions.

  • When it is not sure, it asks me before it goes on.

When Komod is unsure about a lease term, an invoice code or a bank match, the question arrives as a card in your queue. The blank stays empty until the controller answers it, and the close waits with it.

  • Only your accountant can post

Only a user with the accountant role can approve a posting. Owners and viewers read the portal. Nobody posts anything by typing a message.

  • You can see everything it did

Each step Komod takes appears in the conversation as it happens — what it read, what it checked, what came back. It stays there.

  • US- and EU-made AI only

Every AI model Komod uses is made by a company based in the United States or the European Union. It runs from a business cloud there.

Frequently asked questions

The short version of how Komod works, in plain words. Signed-in users find the detail under How to use Komod in the account menu.

What is Komod?

Komod is an AI controller for commercial real estate. It reads your leases, bank statements and invoices, matches every payment to your books, and drafts the monthly report your owners sign. You review its work and approve each entry.

Who is Komod for?

Owners, asset managers, controllers and accountants who close the books on commercial buildings each month. It fits a firm with a handful of buildings as well as a portfolio with many. You do not need to be technical to use it.

How does a month-end close work with Komod?

You open the month and ask Komod to run the close. It reads your inbox, your bank feed and your documents, then lines up the entries it proposes and the questions it has. You answer the questions and approve the entries, and Komod drafts the owner report from what you approved.

Does anything post to my books without me?

No. Every entry Komod proposes is shown to you first as a card, and only your click posts it. Nothing reaches QuickBooks by itself, and nobody can post by typing a message.

What do I upload, and can Komod read my email?

Connect the inbox where your invoices and lease documents arrive, and Komod reads them when it runs your close. You can also upload files by hand. It reads PDFs, scans and photos, Word and Excel files, CSVs, bank files and email attachments.

Can Komod read a bank statement or a bank file?

Yes. Connect your bank accounts and Komod pulls the activity when it runs your close, or upload the statement your bank sends you as a PDF or a bank file. It matches each line to an invoice, a rent charge or an entry in your books, and lists anything it cannot match.

Does Komod work with QuickBooks?

Yes, with QuickBooks Online and QuickBooks Desktop. Komod reads your chart of accounts from QuickBooks and codes each entry to it. Approved entries post to QuickBooks Online with your click, or export as a file you import into QuickBooks Desktop.

Is my data safe?

Your connection to Komod is encrypted. The credentials that link your bank, mailbox and QuickBooks to Komod are encrypted where they are stored. Every AI model Komod uses is made by a company based in the United States or the European Union, and it runs from a business cloud there. Your documents are treated as data to read, never as instructions to follow.

What does the owner see?

Owners and investors read the monthly report in their own portal. Every figure in it links to the transaction, lease clause, calculation or document behind it. They can read and download, and they cannot change the books.

How do I start?

Your first month is free. Tell us a little about your buildings using the form on this page, and we set Komod up with you, hands on. You connect your inbox, your bank and QuickBooks, and Komod runs your next month-end close.
