Who it is for

For controllers and property accountants

You run the close. Komod reads the mail, the documents and the bank, proposes each entry and asks where it is unsure. You decide every card, and you are the only role that can post to QuickBooks.

Your queue, your decisions

Everything Komod proposes lands as a card in one queue: a document's type, a lease's terms, a bill's account code, a bank match, a CAM question. A clear card is a click. An unclear card asks a question and lists the choices, and it cannot be approved until you answer.

You can review cards in bulk, but a bulk click never answers a question for you. The same holds in the chat: no message can approve, post or consent on your behalf.

A conversation, not a dashboard

The month's page is a thread. You ask Komod to run the close, ask why a figure is what it is, or ask what is still open. Each step it takes is shown as it happens, with the result it got.

You write in plain words, and Komod works out what to do and shows you each step. What you are not allowed to do, such as posting from a locked month or outside your organization, is refused, and the refusal says why.

Fix a mistake without a ticket

Rename a building or a tenant. Move a lease to another suite. End or remove a lease. Add a suite or rename one. These are forms on the Properties page, for the accountant only. Each change is written to the audit trail with your reason.

Nothing is deleted. A wrong building is archived and its history stands. A term read wrongly from a document can be fixed by having the document reviewed again, and the new card supersedes the old.

What Komod will not do

Komod classifies, reads, matches, applies your rules, drafts the report and explains its sources. It never moves money, never alters what a lease says, and never posts to QuickBooks without your click on a preview card that shows the exact figures.

Who approved what, when, and on what evidence is written once and can never be changed. That record is the audit trail your owners rely on.

What you approve

  • Every card in the queue: document types, lease terms, account codes, bank matches, CAM questions
  • Each post to QuickBooks Online, from a preview card, as the accountant
  • Each correction to a building, tenant, suite or lease, with a reason
  • The month's lock, and opening it again when a closed month needs a change
  • Who joins your organization and in which role

What the report shows

  • The seven sections built from your approved entries only
  • Every figure linked to the transaction, lease clause, calculation or document behind it
  • The exceptions and action items you still have to decide

Your first month is free

Let Komod run your next month-end close.

For one month, at no cost, Komod closes the books on your leases, your bank accounts and your QuickBooks. You approve every entry. Tell us a little about your buildings and we set it up with you, hands on.
