For small and mid-size CRE portfolios
Retail, office, mixed-use, triple-net. A handful of buildings or many. No new accounting system to adopt: QuickBooks stays your ledger, and Komod does the reading, the matching and the report.
Built for the leases you actually hold
Stepped rent and free-rent periods. A rent start after the lease start. Percentage rent over a breakpoint. Co-tenancy clauses, holdover terms, renewal options and guarantors. All of these are read from the document and approved by you.
Triple-net and CAM leases get the full treatment. The pool comes from your own books. Caps apply per recovery year. Costs are split controllable and non-controllable. The admin fee is worked out, and each tenant gets a true-up with every step shown.
The way your state taxes rent
Where rent is taxed, the rate is recorded per building, by you. A deposit that is rent plus tax is then checked to the cent and split, rent to income and tax to the liability account, on a card you confirm.
Komod does not guess a jurisdiction's rate and never matches "within a few percent". A deposit the recorded rate does not explain is shown as a variance.
QuickBooks stays the ledger
Komod is a review layer over your books, not a replacement for them. QuickBooks Online or Desktop remains your one official set of books, coded to your own chart of accounts.
There is no new set of books to adopt and no system to move to. Approved entries reach QuickBooks by your click, or as a file you import.
What Komod is not
Komod is not a maintenance system, a leasing system or a property management suite. It does not collect rent or move money. It reads, matches, drafts and explains, and a person approves.
Your first month is free, and we set it up with you, hands on. From then on, the close is a conversation you have once a month.
What you approve
- The terms read from each lease and amendment
- Which expense accounts are recoverable, once per account
- Each tenant's CAM true-up and the recovery post to QuickBooks
- The tax rate recorded for each building, and each rent-plus-tax split
- Each books entry and each post to QuickBooks, as separate cards
What the report shows
- Each lease's rent for the month with its escalation, concession or proration spelled out
- The recoverable pool, each tenant's share and cap, with how each was reached
- Tax collected on rent as its own line, with the arithmetic
- All seven sections, from the executive summary to the exceptions and action items, every figure linked to its source
