Who it is for

For owners and principals

You see the monthly reports your accounting team has run, including a draft. Every figure links to what is behind it. You read and download; you cannot change the books, and you see only your own buildings.

Your own portal

You sign in to a portal made for reading. It shows each month's status, the draft or the closed report, and the recovery package for your tenants' shared costs. You can download the report as a PDF or a spreadsheet.

Your accounting team invites you and attaches you to your buildings. Until they do, the portal is empty. You are never shown the whole organization by default.

Every figure, sourced

Each number in the report links to the transaction, the lease clause, the calculation or the document it came from. A shared-cost figure shows each step of its arithmetic. A figure with no source does not appear.

What the report does not track is stated as not tracked, so an empty section never reads as "nothing happened".

What is open, and what is due

The exceptions and action items section lists what your accounting team still has to decide, the bank lines not yet matched, and the lease deadlines that have passed. Nothing there is hidden from you.

A year view shows each month of a building: closed, open, or missing, and whether its report exists.

Read-only, by design

You cannot approve an entry, post to QuickBooks or touch a lease from the portal. Those are your accounting team's decisions, recorded with their name and their reason.

You see the buildings attached to you, and no one else's. A reader who needs the whole organization is given a viewer role instead. A viewer reads everything and changes nothing.

What you approve

  • Nothing. The portal is read-only, and the books are your accounting team's to approve
  • Your own sign-in, from the invitation your accounting team sends
  • Which report to download, as a PDF or a spreadsheet

What the report shows

  • An executive summary and the cash and account balances
  • The income schedule and the expense schedule, by account
  • The payment and receipt schedule matched to the bank
  • The lease and event calendar for the month
  • Exceptions and action items: open questions, unmatched lines, lease deadlines
