Use case

CAM and NNN reconciliation

Shared building costs, worked out line by line from your own books and each tenant's lease. Caps per recovery year, controllable and non-controllable costs, the admin fee, and a true-up per tenant. Every figure shows how it was reached.

The pool comes from your books

The recoverable pool is built from the expense accounts in your own chart of accounts that you have marked recoverable. Every account starts as non-recoverable. That decision is yours, made once per account, and it is never undone by a later sync.

Costs are shown as controllable or non-controllable, following each lease's own definitions. A cost the lease excludes leaves the pool. Where a lease is unclear about a cost, that is a question on the card, not a guess.

Caps per recovery year

A cap is applied per recovery year against a baseline. The baseline is the prior year's recorded share, a figure you entered, the base-year stop the lease names, or a cap the lease waives. It is never a guess.

The three usual cap forms are all handled: a plain yearly cap, a cumulative cap, and a compounding cap. Where the lease lets unused cap room carry into the next year, the true-up shows the amount carried.

Admin fee and the tenant's share

The admin fee is worked out on the base the lease states: the tenant's share before caps, the controllable share, or the pool. Each tenant's share follows its own lease, with its pro-rata basis, any gross-up, any exclusion and any base year.

Komod does not invent occupancy, base-year stops or CAM invoices. Where the lease leaves a term open, the true-up card asks you and lists the valid choices. A suite recorded as submetered takes none of the utility lines.

Every figure shows how it was reached

Each true-up figure in the report shows how it was reached, step by step: the pool, the exclusion, the share, the cap, the fee. Each step links to the transactions, the lease clause or the recorded figure it used.

The owner recovery package is a review document. Posting the recovery to QuickBooks is its own card, and only your click sends it. A posted line that was wrong is reversed by a new mirrored entry you approve, never by a silent edit.

What you approve

  • Which expense accounts are recoverable, once per account
  • Whether a line matched by both an exclusion and an inclusion is in or out of the pool
  • The baseline figure or base-year stop when the lease does not state one
  • The administrative fee's base when the lease is unclear
  • Each tenant's true-up before the recovery package is final
  • The recovery post to QuickBooks, as a separate card

What the report shows

  • The recoverable pool by account, split controllable and non-controllable
  • Each tenant's share, cap and admin fee, with how each figure was reached
  • Unused cap room carried into the next recovery year, where the lease allows it
  • Each true-up line linked to its transactions and lease clause
  • Any reversal, shown as the original and its mirror side by side
